Building blocks of a better world

Under the towering cranes at Humen Port in Dongguan, Guangdong Province, massive containers are being hoisted onto a colossal freighter. Unlike the typical shipments of clothing, toys or electronics, these containers hold something very new to global shipping: entire rooms. With walls, floors, ceilings, plumbing and even bathroom fixtures pre-installed at the factory, each unit is a fully functional living space. Destined for sites thousands of miles away, these structures will soon be assembled like building blocks to form schools, hospitals, hotels and homes.

This is a new reality of "Made in China." According to data from the General Administration of Customs, China's exports of prefabricated buildings surged by 45 percent in the first quarter of 2026.

From hotels and schools in Southeast Asia to data centers in the Middle East and public infrastructure in Pacific island nations, these prefabs are charting a new map of global construction. As the building process shifts from traditional dust-heavy sites to precision-engineered factories, China's construction sector is undergoing a profound transformation, moving from exporting labor to exporting sophisticated industrial products.

The factory-floor foundation

Modular construction is a form of prefabricated construction that breaks a building down into independent modules. Simply put, it means a building's ceilings, floors and electrical and plumbing systems are all fabricated on an assembly line, then shipped to the site to be clicked into place.

Stepping into the Intelligent Construction Industrial Park of China State Construction Hailong Technology Co. Ltd. in Shenzhen, Guangdong, one sees none of the scaffolding or debris typical of a traditional construction site. Instead, a four-story-high factory hums with activity. Every detail, from ceilings and walls to the waterproofing layers of bathrooms, is crafted here. This single facility boasts the capacity to deliver 20,000 to 30,000 modules annually.

Unlike traditional construction, which relies on a sequential process—erecting scaffolding, laying bricks, plastering and decorating—factory-based modular construction utilizes parallel processing. This approach can shorten construction cycles by more than 60 percent.

But are houses built in a factory really reliable? Zhao Qian, Deputy Chief Engineer at the Guangzhou Construction Industry Research Group, told China Youth Daily newspaper that traditional cast-in-place construction is subject to the unpredictable variables of the open-air environment, human error and on-site management, often leading to inconsistent quality. In contrast, modular construction relies on intelligent factory assembly lines. Through digital modeling, component accuracy is maintained at the millimeter level.

"Beyond the standardization of the production environment, another defining characteristic of modular construction is its quality traceability system," Zhao said. "Traceability" in modular building means that every factory-finished module is assigned a unique digital ID, creating a comprehensive audit trail that covers everything from raw material specifications and precision tolerances to final inspection results. This is the first time that a building has essentially been treated like an industrial product, equipped with its own "factory certificate of conformity."

Time, cost and carbon

Overseas demand for Chinese modular architecture is primarily concentrated in sectors that require rapid deployment, such as hotels, nursing homes, dormitories and office buildings. For international clients, the benefits are clear: speed and cost-efficiency.

Zhu Shuiqing, deputy manager of a modular hotel project in Papua New Guinea under CSCEC Science and Industry, told China Youth Daily that a traditional project would take 14 to 18 months to complete. By contrast, the modular approach, from domestic manufacturing, ocean freight to on-site assembly, takes only about seven months.

The savings on labor costs are equally striking. A traditional site might require 100 workers across various trades; a modular project reduces that requirement by half. "Reducing the headcount not only saves on wages but also eliminates significant hidden costs related to labor management, accommodation, safety training and visa processing," Zhu explained.

Furthermore, a low carbon footprint has become a primary selling point in increasingly eco-conscious markets. "Projects in Europe often have mandatory carbon emission standards, and many countries in the Middle East and Southeast Asia use green, low-carbon performance as a scoring bonus in bidding," Zhao said. "The low-carbon advantage of modular construction throughout its lifecycle is one of our primary differentiators."

According to data from her company's projects in Guangzhou, Guangdong, and in Hong Kong Special Administrative Region, modular construction reduces building waste and noise by more than 50 percent compared with traditional cast-in-place methods.

"Moreover, because our factory facilities are equipped with photovoltaic systems, approximately 45 percent of the electricity used in module production comes from green energy," Leng Hanyu, manager of the Technology and Design Management Department at China Construction Science and Industry Group Green Technology Co. Ltd., a subsidiary of CSCEC Science and Industry, told China Youth Daily. "This ensures that our process is environmentally friendly not only on the construction site, by slashing noise, dust and waste, but also throughout the manufacturing stage."

A global trajectory

The surge in prefabricated construction is driven by a convergence of forces. Domestically, China's push for high-quality housing and urban renewal has provided a vital testing ground. The need for affordable, high-quality public housing and rapid infrastructure development has refined the technology and scaled production to world-class levels.

Internationally, the appeal is even more fundamental. Developed nations are grappling with high construction costs and housing shortages, while emerging economies face the pressures of rapid urbanization and the urgent need for resilient public infrastructure.

"It is about exporting the most comprehensive industrial chain in the world, which we have built up over years, encompassing building materials, interior finishes and home appliances," Chu Mingjin, a professor at the School of Civil and Transportation Engineering at the Beijing University of Civil Engineering and Architecture, said. He noted that China's success is fueled by a decade of domestic development, resulting in a vast network of precast component and steel structure plants and a deep pool of mature industrial talent.

For industry observers, the current shift is not merely a temporary trend but a long-term, certain trajectory. As Zhao put it, China's prefabricated construction has evolved from exporting low-end building materials to providing comprehensive turnkey solutions. By transforming traditional on-site construction into high-end industrial manufacturing, China is aligning itself with the global push for an industrialized, low-carbon construction industry.

As massive containers continue to sail from Humen Port, they carry more than just steel and glass. They carry a new model of global development and the buildings of tomorrow.
